Lots are narrow with tight side-yard access, which decides delivery method before it decides anything else — an island build often means the cabinetry comes in through the house or over the seawall.

Owners here are frequently coordinating with an architect already engaged for the main house, and the kitchen drawing has to match a submission that is already in review. Renderings carry more weight than an equipment list, because the board looks at elevations.
