Most of Jupiter's high-end lots sit inside the county's Wind-Borne Debris Region, where the Ultimate Design Wind Speed reaches 160–170 mph along the coast — any glazed appliance door or refrigerator front facing open air needs impact-rated components or documented protection, not just a sturdy cabinet. Waterfront communities like Admirals Cove and Jonathan's Landing sit on reclaimed marl and sandy fill next to the Loxahatchee River and Intracoastal, so islands anchored near a seawall need engineered footings rather than a standard slab, and gas or water lines run close enough to salt water that 316-grade stainless is the only hardware spec worth using, inside or out. Because so many of these lots are inside private clubs, the Architectural Review Board reviews stone selection, appliance visibility, and setback from the dock easement separately from — and often more slowly than — the Town of Jupiter's own permit review. A design that clears the county but not the ARB doesn't get built.

Buyers here are mostly full-time owners in gated golf and marina communities, people who moved here for the boating and the golf rather than for a second home they visit twice a year. The kitchen is judged against the dock and the pool it sits next to, so scale and finish tend to track the size of the boat more than the size of the house.
